We had an enjoyable time at the oaks Melbourne on market the room was on a corner position with a great view unfortunately there were a few details with the room that let it down like the poor paint job that left paint on light switches, towel racks and bathroom tiles the toilet roll holder was just about falling off the wall. We had a couple drinks at the bar and tried a few times to get a coffee in the afternoon unfortunately it took a long time to get. The gym and pool were great swell as the sauna.

This place is awesome. Rooms are modern and well equipped and always clean. I've stayed there a couple of times and really enjoy it's downtown location near Flinders St station. The indoor pool is really good and they have an excellent spa, sauna and gym. I've only eaten at the restaurant once and the food was good but lots of great food options nearby. I'll stay here again.

The location and the room was great, but had a very odd experience. Had called previously to ask about checking in early and was told it would be fine. When I arrived, I was told to come back at 12pm and the room would then be ready. When I called they then said 2pm as they couldn’t let anyone in early, but when waiting near reception so many people were being let in before 2pm. Once I was in my room, I went to have a sleep and was awoken to someone coming into my room and saying “if I’m okay” and then just shutting the door and leaving. Again, rooms and location were great but the service was bizarre.

Extremely over priced. Paid just over $400 per night for a studio room… Shower is terrible it’s like the hot and cold taps are faulty couldn’t get the temperature right, no shower pressure. Even after paying $400 per night asked for complimentary late checkout till 4pm and they advised it would be $20 PH Considering I over paid for this room you’d think they would offer a this to us. It’s a little far out from the main part of the city like a 10 min walk. Will not be staying here again. Not worth the price and it’s very basic. Staff are nothing special either

We checked out within 30 mins of arriving. The room had a bad smell of food/grease, a dirty greasy extractor fan, mould and hair in the shower, toilet paper spit balls on the ceiling, grimy surfaces, and lacked ventilation. A ball of toilet paper covered the fire sprinkler, the air conditioning was ineffective and the place overall was dated. The manager refused to issue a full refund and still charged us $200 as a "goodwill gesture" even though we checked out immediately and without touching the room. Although another room was offered to us, the evident lack of cleanliness over a period of time showed it was clearly not a one-off issue. Despite being the weekend of the Taylor Swift concert, we found a much nicer and clean hotel two blocks away, last minute for a comparable price.
