We (a couple) have just spent 2 nights at the Adelphi. The pros: -The service was wonderful, probably 11/10. The staff were so friendly and attentive. We were greeted every time we either entered the building or left the building. -The check in process was seamless and took less than 5 mins. -The free coffee and pastries in the morning is definitely a plus. -The complimentary mini bar in the room was an added bonus. Helpful if you're craving some sugar or a snack. -The location is pretty good, lots of eateries, public transport and shopping at your door. The cons: -The rooms are disappointing. They're tired and dull. I expected a certain wow factor, based on the website and also the lobby of the hotel, which was exquisite. But they're just rooms. No wow factor to be had. -The bathroom had the potential to be good but the cracks on the ceiling and pressure of the shower let it down. I also dealt with sporadic hot and cold water when taking a shower. More cold than hot. And the lighting was terrible, but this is true for most hotels. -Although not quite warm enough for a swim, we did pop up to take a look at the roof-top pool. It was kind of weird getting up there via a narrow stairwell that had buckets of water that were obviously from ceiling leaks, with a wet floor sign beside them. It was kind of hazardous and ramshackle. In a nutshell, the building is old. It needs some attention and it needs a price drop. It's regarded as upmarket boutique accommodation, and if the quality of the rooms and overall building matched the quality of the customer service, this would be true. But it just doesn't. We splurged on accommodation and whilst we did have a nice time, I also feel I've spent less money at other Melbourne accommodation in the past and been far more satisfied.

Our Irish born Manager was most attentive and thoughtful Leaving our luggage after 10 am for two/ half hours ? No problem ! Tea ? No problem … served in fine colourful China tea pots each ! I had followed this boutique hotel since it’s 1990’s architect award winning renovations ! Like sleeping in an art gallery . Its convenient location in Flinders Lane and Value for Money - first rate ! Looking forward to the next renovations underway David and Zoe

Excellent location, room was fab and staff were lovely! Really had a nice stay loved all the little extra touches - snacks in the room, a message on the mirror and the option of having a welcome drink and brekky makes it great value too tbh. Also having $16 parking right next door was a big bonus it actually saved us $100 when we checked our ticket! Great spot for a night in the city!

Booked to stay here for the AO, staff were very polite on arrival. Hotel room was tired, gurbby and absolutely needs an update/upgrade. Buckets on stairwell to catch water and moudly marks on roof on the way to pool that you have to step/walk around. We found other accommodation. Decided to cancel stay as for price the property advertised was not up to standard. Adelphi staff agreed to refund 2 nights accommodation and send a credit/voucher to my email for the value of 1 night to try and stay another time. Voucher/credit never turned up in my inbox.

This is, without question, the worst so-called “5-star hotel” we’ve ever had the misfortune of staying in—and we are experienced travelers. It started off promisingly with a supposed “upgrade” to a better room. But that optimism vanished the moment we discovered our room had no blinds. That’s right—no blinds. The room overlooked other buildings and was so blindingly bright at night, it was impossible to sleep. We contacted the staff, and they couldn’t care less. To make matters worse, there’s no manager on duty during weekends. At a “5-star” hotel? Unacceptable. Staff were useless and unwilling to do anything to fix the problem. When we reached out to Booking.com, they confirmed in writing that we’d be refunded for all nights—only for the front desk to flat-out deny this, leaving us stranded in a city packed with Australian Open visitors. This level of disorganization and dishonesty is outrageous. And let’s talk about the state of the hotel: the pool? Moldy, with water dripping into a sad little bowl they thought would fix the issue. The curtains? Fake and completely useless for blocking light. The windows? A joke for privacy and functionality. Charging my phone? Forget about bedside plugs; I had to charge it in the bathroom. The entire place is a health hazard and a nightmare. Oh, and don’t fall for their free breakfast offering or the promise of “barista coffee.” There’s no barista in sight—just another empty claim from this disaster of a hotel. This “hotel” lies to its customers, lacks any semblance of professional management, and fails on the most basic levels of service and functionality. Frankly, a cheap motel would have been a more pleasant experience than this sham of a “boutique 5-star hotel.” Do yourself a favour and avoid this place at all costs. It’s an embarrassment to the hospitality industry.
